How to determine the value of your home?
A property’s value is based on the sale of similar properties in the same community within the last 12 months, this is called “market value”. Unfortunately, it has little to do with what someone paid for a property or how much it cost to build. This is the same method that appraisers use when determining value for bank financing.
How do I use this sold information?
The sold data provided here focuses on helping you find those properties that might be used by a Realtor or an appraiser to determine a value range for any given property. Using the average sales price for a community is not an accurate method for determining value. Instead, focus on those properties that are most similar in square footage, number of bedrooms/baths, and location. Taking the average sold price of these properties will give you a good indication of the value.
How can a RE/MAX agent help me with determining the value?
All RE/MAX agents are specially trained in helping you to determine what the market value of your property is. Many times, RE/MAX agents have actually seen the homes that are being used as comparables and can take into account other important details such as lot size, amenities and the overall condition. This important first hand market knowledge and experience will help you determine an accurate value of what your home should sell for in today’s marketplace.
