Market Trends
All real estate markets are local and locally the Upper Valley is doing quite well! Although declining numbers nationally have some effect on our local economy we must consider that regionally we have seen far fewer foreclosures or big drops in selling prices as compared to other parts of the country. A stable economy, low interest rates and a properly priced home will still sell in today’s market, albeit it may take a few more months than in years past.
Unfortunately first time home buyers may have missed the boat. Tempted by what they thought would be “better deals” this spring many buyers waited to purchase only now to find that mortgage companies and other lenders will no longer finance them. Buyers who had been pre-qualified last fall should consider another visit to their mortgage broker or lender, especially if their down payment is less than 3% or credit score is not above 680. It’s not impossible to get financing however it could take the cooperative effort of the Buyer, Seller, Lender and Realtor to get the job done.
