Welcome to the RE/MAX Upper Valley’s market update.
Overall, the Upper Valley real estate market showed signs of being on the mend in 2010 with a modest 2 % increase in median sales price. One interesting note, the largest percentage increase in sales prices were in the towns with either the lowest priced homes or the highest. Windsor Vermont with a median sales price of $169,900 saw a 13% increase. Hanover New Hampshire with a median sales price of $535,000, reflects a 17% increase over 2009. The core communities of Lebanon, West Lebanon and Hartford continued to fall with all three showing a median sales price of around $200,000, which reflects the cautious attitude of consumers in this price bracket. As the economy continues to slowly improve, we expect the sales prices in these areas to also go up.
Recent economic indicators were very positive towards a slowly improving real estate market. Lower than expected inflation combined with high demand for long term securities, helped to keep interest rates low. As consumer confidence continues to improve, so will the real estate market.
